Will your rental actually make money?
Pick the state or city and add your rent and loan. We fill in local ranges for property tax, insurance, vacancy and upkeep, each with its source, and show a good year, an expected year and a tough year.
Planning estimate, not financial or legal advice. Ranges come from public sources with a checked date; unverified ones are labeled. Check your own bills and quotes.

Where the rent goes
The math, in one line
Profit = rent − vacancy − loan payment − property tax − insurance − upkeep − eviction reserve − other costs. Yearly bills are divided by 12. The eviction reserve is one typical eviction's cost spread over the years you pick. Methodology.
How is monthly profit worked out?
Rent, minus the months it sits empty, minus your mortgage payment, property tax, landlord insurance, upkeep, any other costs you add and, if you choose, a reserve for one eviction every few years.
What do the good-year and tough-year numbers mean?
Each default is a range from its source. The good year uses the low end of every cost range, the tough year uses the high end. For home value, tax and vacancy the range is the last two Census years (2023 and 2024). Numbers you type yourself stay the same in all three.
Why does a default say unverified?
We show a range only when it has a source and a checked date. If we haven't confirmed the source yet, the number is labeled unverified, so check it against your own bills.
Is my data saved anywhere?
No. The calculator runs in your browser. The share link stores your numbers in the web address, and nothing is sent to us.
